Since there was nothing wrong with the swivel gate’s frame or upper posts, and it had an underground opener, we had to do some digging. When we dug up the opener, we found that its insulation was wet and disintegrated, and there was dirt getting inside and ruining opener thermoregulation. Cleaning the opener out and replacing the insulation with stronger composite lining solved the problem.
